Gladeview ยท Our Story
People who know this island.
Gladeview grew from years of living and working on Koh Samui โ knowing which roads flood, which landlords are straightforward, and where the quiet mornings really are.
Back to HomeOur Background
Started on the northern coast, still here.
Gladeview was founded after years of watching newcomers arrive on Koh Samui full of enthusiasm and quickly get lost in the practical realities of island renting. Leases written entirely in Thai. Landlords who were responsive before signing and absent after. Properties that looked perfect in photographs but faced north into a hillside.
We started with a simple intention: help people find and settle into the right place without the frustration. Our focus is Maenam โ Koh Samui's northern beach โ where we have built relationships with property owners over several years of working closely together.
The business is intentionally small. We handle fewer clients than a larger agency so that each search gets genuine attention. If a property does not suit you, we will tell you plainly rather than persuade you into something that does not fit.
How We Work
The principles we work by
Honest assessments
We point out the awkward floor plan and the noisy road before you discover them yourself. Transparency is faster than backtracking.
Care after the keys
Our relationship with clients does not end at contract signing. Whether you need lease questions answered or your home checked while you travel, we remain available.
Selective by design
We maintain a focused portfolio of vetted properties. We do not list everything available โ only homes we would feel comfortable recommending directly.
Local, not just present
Knowing a place well means understanding its seasonal rhythms, community character, and the informal knowledge that never appears online.
Fair terms, explained clearly
Thai rental agreements can be unfamiliar. We translate, summarise, and flag what matters so that you sign with full understanding.
Responsive and reliable
We return messages. It sounds simple, but in property rental it is not always the case. We aim for same-day responses during business hours.

Standards
How we maintain quality
Consistency in how we work protects both our clients and the landlords we partner with.
Property inspections
Every property in our portfolio is inspected in person before listing. We check condition, utilities, and landlord responsiveness.
Lease review process
All leases are reviewed for clarity and fairness. We flag non-standard clauses and support negotiation before signing.
Data privacy
Client information is handled carefully and never shared with third parties without consent. We comply with applicable data protection standards.
Communication protocol
We commit to responding within one business day, keeping clients informed at each stage of the rental process.
Koh Samui property rental knowledge, built over years
Maenam occupies a particular position on Koh Samui. Quieter than the resort-heavy south, more local in character than Chaweng, and with a long, open beach that draws those who want space and calm over nightlife and crowds. Gladeview has developed an in-depth knowledge of this part of the island โ which roads are manageable in the rainy season, which neighbourhoods have the best access to morning markets and grocery transport, and which buildings have been well maintained by owners with a long-term view.
Property rental in Thailand involves legal and practical considerations that differ from Western markets. Foreign nationals have specific restrictions regarding long-term property holding, and lease agreements are typically in Thai. Understanding what you are signing, knowing which deposit and utility terms are standard, and having a point of contact when issues arise makes a meaningful difference to the rental experience.
Gladeview applies this knowledge across three services: weekly furnished rentals for shorter stays, a consultative advisory for those planning six months or more, and an ongoing home keeping service for renters who want their property maintained attentively in Koh Samui's tropical climate.
