1. Definitions
In these Terms and Conditions:
- "Gladeview", "we", "us", "our" — the property rental and advisory business operating under the name Gladeview, based in Maenam Beach, Koh Samui, Thailand.
- "You", "Client", "User" — any individual engaging with Gladeview's services or website.
- "Services" — Maenam Coast Rentals, Island Life Advisory, and Tropical Home Keeping, as described on this website.
- "Agreement" — these Terms and Conditions, together with any service-specific written agreement.
- "Website" — the website at https://gladeves.info.
2. Acceptance of Terms
By contacting Gladeview, submitting an enquiry form, or engaging with any of our services, you confirm that you have read, understood, and agree to these Terms. You must be at least 18 years of age and capable of entering legally binding agreements under applicable law.
3. Service Description
Gladeview offers three services for individuals seeking to rent property on Koh Samui, Thailand:
- Maenam Coast Rentals: Sourcing and facilitating furnished short-term villa and apartment rentals in the Maenam area for stays of one to ten weeks.
- Island Life Advisory: A consultative property search service for those planning six-month or longer stays, including property matching, viewings, and lease review support.
- Tropical Home Keeping: Monthly property maintenance and monitoring for rented homes on Koh Samui.
Gladeview acts as an intermediary service. We are not a party to rental agreements entered between clients and property owners. Lease agreements are between the client and the relevant landlord.
4. User Responsibilities
When engaging with Gladeview's services, you agree to:
- Provide accurate information regarding your identity, requirements, and intended rental purpose
- Communicate respectfully with Gladeview staff and any property owners introduced through our services
- Comply with the terms of any lease agreement entered with a property owner
- Not use our services for any unlawful purpose
- Notify us promptly of any changes to your rental requirements or circumstances
5. Fees and Payment
5.1 Service fees
Our current service fees are as follows:
- Maenam Coast Rentals: from ฿12,500 per week (property-dependent)
- Island Life Advisory: ฿18,500 (one-time)
- Tropical Home Keeping: ฿5,300 per month
All fees are stated in Thai Baht (THB). Currency conversions are for reference only. Fees are subject to change and will be confirmed in writing before any engagement.
5.2 Payment terms
Payment terms will be communicated in the written service agreement. For weekly rentals, payment is typically required in advance of the rental period. For advisory and home keeping services, payment terms are agreed at the time of engagement.
5.3 Refunds
Cancellation and refund terms are service-specific and will be set out in writing prior to any payment being made. Gladeview does not offer automatic refunds for services already delivered or properties already occupied.
6. Intellectual Property
All content on this website — including text, layout, images, and design — is the property of Gladeview or its content providers and is protected under applicable copyright law. You may not reproduce, redistribute, or use any part of this website for commercial purposes without prior written permission.
7. Disclaimer
Gladeview provides property information, advisory services, and facilitation to the best of our knowledge and experience. We do not provide legal, financial, or tax advice. Any lease review support offered is informational in nature and does not constitute legal advice. You are encouraged to seek independent legal counsel for significant agreements.
Property information is accurate to the best of our knowledge at the time of presentation. We are not liable for changes made by property owners or landlords after we have introduced you to a property.
8. Limitation of Liability
To the fullest extent permitted by applicable law, Gladeview shall not be liable for:
- Any disputes between clients and property owners or landlords
- Loss or damage arising from a rental agreement entered independently
- Indirect, consequential, or incidental losses arising from use of our services
- Events outside our reasonable control (including natural events, landlord actions, or regulatory changes)
Our total liability to you for any claim arising from our services shall not exceed the fee paid for the specific service giving rise to that claim.
9. Termination
Either party may end a service engagement with reasonable notice. Gladeview reserves the right to decline or discontinue services where we reasonably believe a client has provided false information, behaved in an inappropriate manner, or where continuing the engagement conflicts with our obligations to property owners.
Ongoing monthly services such as Tropical Home Keeping may be ended by either party with 30 days' written notice.
10. Dispute Resolution
Any disputes arising from these Terms or from our services will first be addressed through good-faith discussion. If a resolution cannot be reached informally within 30 days, disputes shall be subject to the jurisdiction of Thai courts and governed by the laws of Thailand.
11. General Provisions
These Terms constitute the entire agreement between you and Gladeview with respect to our services. If any provision is found to be unenforceable, the remaining provisions remain in full effect. Our failure to enforce any term does not constitute a waiver of that right.
12. Changes to These Terms
We may update these Terms periodically. Updated Terms will be published on this page with a revised date. Continued use of our services after the effective date of any update constitutes acceptance of the revised Terms.
